Every real estate headline wants to tell you whether it's a "buyer's market" or a "seller's market" like it's one simple, universal fact. In reality, it changes street by street, and definitely region by region, what's true in Toronto tells you almost nothing about Chatham-Kent or Windsor-Essex.

The actual signal to watch: months of inventory

Months of inventory tells you how long it would take to sell everything currently listed at the current pace of sales. Chatham-Kent's sitting around 4.6 months right now, above its 2.4-month long-run average, that's a real shift toward buyers having more choice and more time to decide.

Generally, under about 2 months of inventory favours sellers, and anything meaningfully above that starts to favour buyers. By that measure, a lot of this region is leaning toward more balanced, buyer-friendlier conditions than it was a couple of years ago.

What this actually feels like day to day

For buyers, it means more time to think before making an offer, more room to negotiate conditions like financing and inspection back into the deal, and less pressure from bidding wars. For sellers, it means accurate pricing and genuine presentation matter more, homes that are priced right and shown well are still moving, but overpriced listings are sitting longer and often needing a price correction later.

It's still local

Even within one region, conditions vary by town, price point, and property type. A well-priced bungalow in an in-demand community might still see multiple offers while a similar listing three towns over sits for weeks.
